LVT vs Vinyl Sheet Flooring: Which Fits Your Commercial Project?
Content updated: October 30, 2026
The right flooring choice depends on how the room is used, how the floor will be installed and what the maintenance team needs after handover.
The short answer: LVT is worth considering when modular layouts and individual-unit replacement matter. Vinyl sheet flooring is worth considering when a continuous appearance and fewer joints are priorities. Neither format removes the need to check product performance, subfloor conditions and installation details.
A flooring sample can look right and still be wrong for the project. The colour may suit the interior, but the proposed product might need a different adhesive, more subfloor preparation or a more complicated seam layout than the quotation allows.
For contractors, distributors and commercial buyers, these details become real costs. Extra installation work, delayed opening dates and difficult repairs can outweigh a small saving on the material price.
This LVT vs vinyl sheet flooring guide explains how to compare the two formats using room layout, traffic, cleaning, published specifications and installed cost. Numerical examples are clearly identified as planning illustrations rather than completed customer projects.

1. Start by Confirming the Physical Flooring Format
LVT, or luxury vinyl tile, normally refers to modular tiles or planks. Vinyl sheet flooring is supplied in rolls and cut to suit the room. Both belong to the vinyl flooring family, but their delivery format changes seam planning, handling and replacement work.
Manufacturers such as Tarkett distinguish between these formats in their technical explanations. That distinction is useful when requesting a quotation: a wood-look photograph does not tell you whether the material arrives as planks, tiles or a continuous roll. See Tarkett's format explanation.
Ask for the exact product code, construction, dimensions and installation method. Do not assume all LVT uses click joints or all commercial vinyl flooring uses the same adhesive. Installation requirements belong to the selected product and system.
Keep roll dimensions separate from plank dimensions in the purchase specification. A quotation should identify the actual supplied format rather than relying on a broad catalogue category or the word "luxury."
2. Compare the Formats Against the Way the Space Operates
Start with the room's daily use. An office with movable furniture, a retail shop with changing display areas and a corridor with wheeled traffic place different demands on the floor. The cleaning method and access available for future repairs also matter.
| Project Priority | LVT: What to Evaluate | Vinyl Sheet: What to Evaluate |
|---|---|---|
| Layout and appearance | Plank or tile arrangement, borders and pattern direction. | Roll direction, pattern repeat and seam placement. |
| Local damage | Individual-unit replacement, adhesive or locking access, and spare stock. | Patch or section replacement and the appearance of new joints. |
| Joints and cleaning | Many unit joints; follow the approved cleaning method. | Fewer joints in suitable layouts; confirm seam and perimeter details. |
| Site access | Carton movement, staging and product conditioning. | Roll dimensions, weight, lifting and access through doors or lifts. |
| Commercial suitability | Verify the particular model's performance and installation system. | Verify the particular model's performance and installation system. |
This comparison describes planning considerations, not guaranteed performance. An individual LVT unit may be replaceable, but the work depends on its fixing system and location. A sheet floor may have fewer joints, but a poorly designed seam or perimeter can still create maintenance problems.
For wet-use or hygiene-sensitive areas, involve the project specifier before choosing either format. A water-resistant material is not automatically an approved waterproof installation, and a continuous-looking surface does not establish compliance with a healthcare specification.
3. Read the Published Specifications Without Mixing Product Categories
The Commercial Vinyl Flooring page on xhcflooring.com publishes the following information. These figures describe that roll-format listing; they should not be copied into an LVT plank specification. View the original product page.
| Item | Published Information | What to Confirm |
|---|---|---|
| Material and finish | PVC; UV coating | Exact construction and care instructions. |
| Total thickness | 1.0–5.0 mm | The single thickness specified for your order. |
| Wear layer | 0.35–0.7 mm | Selected option and suitability for the intended use. |
| Roll width and length | 2 m wide; 15 m or 20 m long | Supplied roll size, tolerances and cutting plan. |
| Classification labels | B1 fire label; T wear label | Applicable test standards, reports and model coverage. |
These are published range values, not confirmation that every thickness, wear layer and design is available in every combination. Request a model-specific technical sheet and written order specification.
Total thickness and wear-layer thickness answer different questions. A thicker overall construction does not automatically mean a thicker protective layer. For multilayer commercial vinyl flooring, ask the supplier to state both figures clearly.
Do not treat B1 or T as universal approvals across all markets. Request the underlying test method, report and product identification. Fire, slip, emissions and acoustic requirements should be checked against the destination project, rather than inferred from a short catalogue label.
4. Calculate Material Use from the Layout, Not Just the Floor Area
A wider roll can reduce the number of seams, but it does not always reduce purchased material. Room dimensions, cutting direction, pattern matching and whether offcuts can be reused all affect the result.
Consider a hypothetical room measuring 6 m wide by 8 m long. Assume each sheet runs in the 8 m direction, with no pattern allowance, trimming allowance or reuse of offcuts.
| Hypothetical Option | Full-Width Drops | Gross Material | Side-by-Side Seams |
|---|---|---|---|
| 2 m sheet width | 3 drops × 8 m | 48 m² | 2 |
| 4 m sheet width | 2 drops × 8 m | 64 m² | 1 |
In this arrangement, the wider option removes one seam but creates 16 m² of width-related offcut. That does not establish which option is cheaper: the answer also depends on material prices, installation labour and whether the offcut can serve another area.
Rotating the layout or combining rooms can change the calculation. Full-roll purchase requirements may also increase the order quantity beyond these cut-piece figures. Ask for a cutting plan before applying a standard waste percentage.
The website includes a 4m-wide vinyl flooring range. Compare its confirmed construction and performance with the alternative before treating width as the only difference.
5. Check Subfloor Moisture Before Choosing the Installation System
Flooring selection and subfloor preparation should be reviewed together. Changing from vinyl sheet to LVT does not remove a moisture problem, and choosing a thicker product does not establish that the substrate is acceptable.
ASTM F2170 addresses relative humidity inside concrete slabs using in-situ probes. ASTM F1869 measures moisture vapour emission from a concrete subfloor using anhydrous calcium chloride. They describe different measurements and should not be treated as interchangeable readings.
A test method is not an installation limit. Obtain the acceptable conditions for the selected flooring, adhesive and preparation system. Do not transfer another manufacturer's relative-humidity limit to an unrelated product.
ASTM's published explanations also note that moisture test results describe the conditions at the time and locations tested. Keep the test report, site conditions and installation timing in the project record. A dry-looking surface alone is not a substitute for the specified assessment.
Relevant sources: ASTM F2170 and ASTM F1869. Use the applicable current edition and the project's installation requirements.
6. Compare the Installed Cost and the Maintenance Plan
A useful commercial flooring installation cost comparison includes preparation, flooring, adhesive or other fixing materials, seam work, trims, delivery and labour. Add access restrictions, furniture movement and phased working if they apply.
Ask the installer to price both options against the same measured site conditions. A quotation excluding levelling work cannot be compared directly with one that includes it. The same applies to seam treatment, perimeter details and removal of existing finishes.
Discuss cleaning before final approval. Confirm suitable chemicals, equipment, entrance matting and furniture protection. For wheeled traffic, request evidence relevant to the actual loads and product construction instead of relying only on the wear-layer figure.
Plan spare material by product code and batch. An individually replaceable plank is less useful if matching stock is unavailable later. Sheet repairs also benefit from retained material, an approved repair method and records of the original installation.
7. Approve a Model-Specific Sample and Purchase Specification
Before ordering commercial vinyl flooring, approve a sample that is linked to the exact proposed product. Review colour and texture under the project lighting, and confirm the construction, dimensions and supporting documents in writing.
Include These Items in the Order
- Product code, format, design and approved sample reference.
- Total thickness, wear layer where applicable, and agreed dimensions.
- Installation method and compatible preparation materials.
- Required test reports with matching product identification.
- Quantity, packaging, batch identification and spare-material allowance.
- Inspection criteria, shipment terms and handling arrangements.
If the project has unusual cleaning, loading or detailing requirements, approve a representative installation mock-up. Keep the accepted sample and records so that incoming goods can be checked against the same specification.
Frequently Asked Questions
Is LVT always better than vinyl sheet flooring for commercial use?
No. Compare the specific products against traffic, cleaning, seam details and installation conditions. Modular replacement may favour LVT, while a continuous surface may favour sheet flooring. Neither format guarantees commercial suitability by name alone.
Does a thicker vinyl floor always last longer?
Total thickness alone does not establish service life. Check construction, wear-layer information where applicable, relevant performance tests and intended traffic. Installation quality, cleaning and furniture or wheeled loads also influence the result.
Does a 4 m roll always reduce material waste?
No. A wider roll can reduce seams but leave larger offcuts. Calculate the cutting arrangement for the actual rooms, including pattern matching, trimming and reuse opportunities. Compare ordered material and installation labour together.
Can waterproof vinyl solve a damp-subfloor problem?
No. Water resistance of the floor covering does not establish that the adhesive or substrate can tolerate the existing moisture conditions. Assess the subfloor and follow the approved installation system before proceeding.
Are ASTM F2170 and ASTM F1869 the same moisture test?
No. F2170 measures internal relative humidity in concrete using probes. F1869 measures moisture vapour emission using calcium chloride. Use the method and acceptance criteria required by the selected flooring and installation materials.
Is sheet vinyl automatically suitable for a hospital or wet room?
No. Check the exact model, cleaning requirements, slip performance and approved seam, edge and drainage details. A product described as commercial vinyl flooring does not automatically satisfy every healthcare or wet-area specification.
Can one damaged LVT plank always be replaced easily?
The procedure depends on the fixing system, location and available matching material. Ask for the approved replacement method and keep spare stock. Do not assume a click installation and an adhered installation use the same repair process.
What should I send when requesting a commercial flooring quotation?
Send the room plan, project location, intended use, quantity, substrate information and preferred format. Add cleaning requirements, loading conditions and any mandatory tests. Request an exact product specification rather than a price against a design photograph alone.
